Hunter Plaza
This is one example of how Fort Worth Housing Solutions boosted the local economy with the integral help of a top-notch developer and innovative financing. Hunter Plaza provides mixed-income residences in the heart of downtown Fort Worth. Originally constructed in 1954 as the Fortune Arms Hotel, the structure has received a new lease on life. FWHS acquired the 11-story, 1950’s tower in the early 70’s, and most recently it was home to disabled and elderly residents. It has now been redeveloped through public and private partnerships into a new mixed-income apartment building with 164 units featuring 19 unique, one- and two-bedroom floor plans. The property has media, community activity and fitness rooms as well as a business center and new parking garage. It also features ground-floor retail space. Carleton Residential Properties was the co-developer.
The Standard at Boswell
Located in northwest Fort Worth, The Standard at Boswell is a beautiful example of a low-density, affordable housing development that blends seamlessly into the surrounding community. It consists of 128 apartment homes in two-story buildings, with 16 one-bedroom, 88 two-bedroom and 24 three-bedroom units. Situated on about 16.5 acres, the density is significantly lower than the 262 apartments allowed by medium-density zoning. Twelve of the apartment homes are reserved for the Rental Assistance Demonstration (RAD) program. Amenities include a resort-style swimming pool, fitness center, business center and a spacious community room. Fort Worth Housing Solutions partnered with Ojala Holdings to develop the property.
Alton Park
Located at the edge of Samson Park in northwest Fort Worth, Alton Park is the agency’s third mixed-income property to open in 2018. Situated on 11 acres, the three-story community features 195 apartment homes with both market and affordable rates. Eighty-five percent of the units are reserved for individuals and families earning no more than 60 percent of the area median income (AMI). Rental rates for the affordable units range from $795 for a one-bedroom to $1,103 for a three-bedroom apartment. Nineteen of the apartment homes are reserved for the Rental Assistance Demonstration (RAD) program. The property features a spacious clubhouse, fitness center, business center, dog park and large swimming pool. Fort Worth Housing Solutions partnered with AMCAL/AMTEX to develop the property.
Knights of Pythias Lofts
In the Hillside neighborhood, Fort Worth Housing Solutions transformed a run-down but historic Fort Worth building, the Knights of Pythias hall, into contemporary, urban residences that are just a walk away from the downtown core. Built in 1925, the property became vacant and suffered from neglect over the decades. In 2007, a Fort Worth real estate firm purchased the property with the intent of redeveloping it into market-rate town homes. The plans did not come to fruition. In 2011, FWHS acquired and rehabilitated the historic structure into an upscale property of eight affordable housing units, and it built ten additional units. Carleton Residential Properties was the co-developer.
